Types Of Surveys
Types Of Surveys
Boundary "Standard" Survey
This is the normal or standard survey requested by Title Companies, Realtors, and/or Lenders. This survey re-establishes the boundary as well as showing all permanent improvements in relation to the property lines, known easements, and known setbacks.
Boundary "Category 1A" Survey
The term Category 1A refers to the standards and specifications published by the Texas Society of Professional Surveyors. While a Category 1A Survey can be prepared on any type of real property, it is most commonly requested for transactions involving commercial and industrial real estate.
Boundary "ALTA" Survey
The term ALTA is an acronym that stands for American Land Title Association. This specific type of survey requires that Table A, provided by ALTA, must be filled-in and submitted at the time that the survey is requested.
An ALTA Land Survey meets the requirements for an ALTA/ACSM Land Title Survey as detailed by the American Land Title Association, National Society of Professional Surveyors and the American Congress on Surveying and Mapping.
Elevation Certificate
Westar Alamo Land Surveyors offers an Elevation Certificate for owners with structures located in Federal Emergency Management Agency (FEMA) designated Flood Hazard Zones.
FEMA has developed a standardized Elevation Certificate form that is used to gather elevation data for the purpose of accurately assessing flood risks to structures located in Flood Hazard Zones.
Topographic Survey
Most of the measurements are done with a state of the art GPS unit and/or with a high quality Total Station. The results of the survey are presented in the form of contour lines on maps of the land. At the request of the owner an AutoCad file can be sent to an architect or engineer for incorporation into their drawing(s)
As-Built Survey
An as-built survey is generally the first survey of a property after specific improvements have been constructed on the property. This survey shows the owner, the Title Company and the Lending Institution the location of all improvements in relation to the property lines, known setbacks, and known easements.
Survey For Platting
The requirements for surveying for the purposes of platting a property depends on the County or City the property lies within and the needs of your engineer for drainage calculations, tree locations, and located corners with Texas State Plane Coordinates. Westar will work with your engineer to provide the surveying required for your specific situation
Construction Staking Survey
Construction staking can be done to locate building corners, building envelopes, driveways, drainage structures, and other improvements. Staking can be done initially for site preparation or to facilitate placement of forms or improvements.
